LIPPO GROUP TO INVESTS RP 278 TRILLION TO DEVELOP “MEIKARTA”, A NEW JAKARTA

Jakarta, Thursday, May 4, 2017.

  1. National business group Lippo today announced new development of a new international city under a visionary name “MEIKARTA” with a total project value exceeding Rp278 trillion.
  2. This is Lippo’s biggest project since its 67-year history of group.
  3. The upcoming giant city is located at the heart of Indonesia’s economic activity , at the corridor of Jakarta-Bandung. About 60% of Indonesia’s economic activities are taking place at Jakarta-Botabek-Bandung area and 70% of them are in the center of Bekasi-Cikarang, regions that are estimated to have a population of about 15 million in the next 20 years. This is where the center of Indonesia’s economic activities will take place.
  4. Modern giant city of Meikarta is located in the middle of this corridor and is surrounded by several new industrial townships like Lippo Cikarang, Jababeka, MM2100, etc.
  5. This is where the center of Indonesia’s industrialization development is taking place, where more than a million cars, ten million motorcycles and millions of refrigerators, TV sets and household appliances produced every year.
  6. Thousands of corporate giants, national and multi-national companies are based within this corridor, supported by hundreds of thousands of office staffs, employees and millions of workers. Among others, Astra, Honda, Toyota, Suzuki, Mitsubishi, Isuzu, Panasonic, Toshiba, Hankook, Samsung, etc.
  7. Without being realized, this area has grown into the center of talent and human resources, where skilled and educated people offer their great works and stay.
  8. Meikarta is expected to emerge as the most complete modern city that offers the most beautiful and most complete infrastructure in Southeast Asia.

Meikarta, as a name means ‘beyond Jakarta’, just like its vision to offer beauty more than the capital.

  1. Meikarta and its surroundings have potentials to become the most important city in Indonesia.
  2. The central government has started to develop some important infrastructures in the region, among others:
  3. a) Developing Jakarta-Bekasi-Cikarang-Bandung corridor as the Indonesian ‘Shenzhennya’ that is set to become the most important economic center in the country.
  4. b) Developing all the required basic infrastructure to support the region’s development.
  5. c) Developing Jakarta-Bekasi-Cikarang-Bandung quick trains with an estimated investment of Rp 65 trillion.
  6. d) Developing Deep Seaport Patimban worth Rp40 trillion.
  7. e) Constructing new Kertajati International Airport’ worth Rp23 trillion.
  8. f) Developing Automated People Mover Monorail that serves seven new cities around Meikarta.
  9. g) Constructing Jakarta-Cikampek Elevated Highway Toll Road that is worth Rp16 trillion.
  10. In the first phase, Meikarta has started construction of 250,000 houses that will directly accommodate more than one million urban communities.
  11. Meikarta’s development covers an area of 22 million square meter in the first phase. It has been designed since 2014 and physical work has started since January 2016, with up to one hundred skyscraper buildings, each designed to have 35 to 46 storeys, have been developed. The project will create a total workforce of up to 65,000 people.

Development in the region showed similar phase of early development of China’s dynamic city of Shenzen.

  1. A total of fifty buildings are scheduled ready for occupancy starting December 2018.
  2. It is expected that Meikarta will be part of the solution of congestion, density and other social pressures in the capital city of Jakarta.
  3. Lippo will hold a grand launching for residential sales on Saturday (May 13, 2017) at Maxx Box, Orange County, Lippo Cikarang in its 16,000 square meter of sales office. It is estimated sales to peak at 3,000 to 5,000 units per day.
  4. The market price around Bekasi-Cikarang corridor, which is currently at Rp18-20juta per square meter will fall by 50% to below Rp12.5m per square meter. There will also be housing loans offering 20-25 year maturity and annual interest rate starting from 8.25%. With just Rp 2 million booking fee and a down payment of 10%, buyer can own the unit. Meikarta ensures it will offer the best residential investment in Southeast Asia on the back of massive investment in infrastructure and facilities being built.
  5. Meikarta will also accommodate a significant portion of 112,000 staffs / employees of the Lippo Group itself.
  6. The world-class infrastructure and facilities that will be offered in the area include:

1) Seven commercial malls, offering a commercial area of 1.5 million square meter.

2) International Hospital and Healthcare Center.

4) Ten five-star international hotel-chains.

8) Fifty Junior and Senior High Schools (National and International).

  1. Total investment for the project comes from Lippo group and its partners. In addition, at some parts, investment will be supported by Lippo’s global partners like Mitsubishi, Toyota, Sanko Soflan, who had participated in the first development.
  2. The first phase is planned for completion within three years, although it will begin to be occupied by December 2018. Meikarta is managed under visions and missions of courage, solid management, speed and sound financial system.
  3. The work to develop constructions in this region will be managed by Lippo, in cooperation with national contractors like Total Bangun Persada, Wika, PP and others.
